Construction Management is the management of the bid and award, construction and close-out phases of a single project. Construction management services may include:

  • Optimizing strategies for purchasing and phasing construction;

  • Marketing to bidders to ensure competitive prices; Plans

  • Schedule control;

  • Cost control;

  • Quality control;

  • Closeout and document turnover;

  • Transition to occupancy; and post-occupancy evaluation.

 Construction Management Services

 
  1. Prime Source consults as a liaison, with architects, engineers and the general contractor.
  2. Meetings with all city agencies necessary for approval process.
  3. Provides on-site and  in-house support staff for supervision, paperwork and accounting.
  4. Coordinates construction policy between the developer and the general contractor
  5. Building department meetings to include on site inspections with building officials as necessary.
  6. Coordination with GC on plan changes and modifications.
  7. Orchestrate approval process for change orders in the field.
  8. Orchestrate draw approvals from GC on draw requests to include retention requests.
  9. Approve all subcontractor contracts on projects.
  10. Review entire bid process for all subcontractor categories including GC direct employment.
  11. Approve lien waivers from GC, subcontractors and material suppliers.
  12. Govern loss of priority on subject sites at COE.
  13. Coordinate site signage with governing sign authorities to include professional standards.
  14. Coordinate site equipment and trailer locations for efficiency.
  15. Set up regular reporting meetings with development principals to include site inspections.
